Structural Shell Packages

Engineered offsite framing. Turnkey shell erection.

Panelised cold-formed steel systems for custom homes and multi-family developments across California and nationwide.

This is not a kit

An integrated structural building system

Custom engineered, manufactured offsite, erected on your jobsite. Built around your architectural plans, site topography and local building codes.

Design, engineering, permitting, panelised manufacturing and shell installation sit with one accountable team. Developers compress schedules. Self-builders get a clear path to dry-in.

two ways to buy

shell packages

Built from one of our plans or custom designed to yours.

01

Small material package

materials only

The full material kit needed to get your build weather-tight. We coordinate delivery to site. Your builder or trades handle erection.

02

Shell Build Package

materials plus erection

The material kit plus labour to get your build weather-tight. Two scopes depending on build type and purpose.

Definitions

What weather-tight means

Weather-tight, also called dry-in, is the stage where the structural shell is erected and the exterior envelope encloses the building against the elements.

Our system goes past raw framing. Design, engineering, permit approval, offsite panelised manufacturing and jobsite erection are managed as one scope.

Dry-in definitions vary by region and contractor. Your exact inclusions are written into your contract before work starts.

The system

What the CFS building system includes

Wall panels

Load bearing and non load bearing, precision rolled, with pre-punched MEP utility chases.

Roof trusses

Custom steel truss systems and joists engineered for clear spans.

Floor systems

High capacity joist assemblies engineered for acoustic and load requirements.

Hardware and connections

Hold-downs, anchoring systems, lateral bracing and tie-downs.

Exterior sheathing

Factory or field applied structural sheathing to suit the envelope strategy.

The result

A weather-tight shell on your foundation. Straight, non-combustible, ready for MEP rough-in.

Design to erection

One coordinated process

Building should not require managing seven subcontractors before framing starts. Pre-construction and structural erection run as one lifecycle.

01

Design and structural feasibility

Custom design from scratch or adaptation of your existing plans. Wood-to-CFS conversion. Site evaluation, zoning and engineering scope.

02

In-house engineering and construction documents

PE stamped structural engineering and calculations. Architectural and framing CD sets. Foundation plans and connection details. MEP coordination and Title 24 or IECC compliance.

03

Permitting through approval

Permit package preparation and submission. Plan-check comments, revisions and agency approvals. Coordination of third party engineering where required.

04

Wood-to-CFS conversion, optional

Keep the floorplan and elevations. Convert wood-framed plan sets into pre-engineered CFS panel layouts.

05

Engineered for site-specific loads

Snow loads, high wind and hurricane tie-downs, WUI wildfire assemblies, seismic ductility, coastal coatings and fasteners.

06

Offsite precision manufacturing

Steel profiles rolled, cut and assembled into panelised walls and trusses. Straight walls, square corners, no jobsite waste.

07

Field erection

Jobsite delivery and professional erection. Panel placement and anchoring, floor joists, roof framing, lateral bracing, sheathing and opening bucks.

08

Exterior sheathing options

Structural OSB or plywood, integrated WRB panels, or glass-mat gypsum for higher fire ratings and commercial assemblies.

09

Windows and exterior doors

We install your pre-purchased units to manufacturer flashing details, or source and install them as an upgrade. Quoted per project.
